About

Four decades of ownership. Now managing on behalf of owners.

Westgate opened its first resort in 1982: a 16-unit property in Kissimmee, Florida.

Since then, we have developed, acquired, renovated and operated resorts and hotels with our own capital. We understand the owner's position because we hold it ourselves.

Third-party management is already part of our business. Since 2025, we have managed VI Resorts, North America's largest owner-controlled vacation club.

We now extend the same teams, systems and purchasing scale to independent owners. Our scope covers daily operations, revenue management, group sales and purchasing, with regular reporting to ownership.

Specialist teams

Four specialist teams, already operating at portfolio scale.

Owners do not receive a newly assembled team. They gain the specialists who price, sell, purchase for and operate our portfolio every day, from Manhattan to Maui.

Rates set to the market, every night.

Revenue managers and analysts set rates daily, forecast demand and evaluate every distribution channel on cost and contribution. Pricing decisions draw on data from resorts in four countries.

  • Daily pricing and demand forecasting
  • Channel and distribution strategy
  • Group versus transient decisions
  • Clear revenue reporting for ownership

Since January 2025, 21 of our resorts in 9 states can be booked through Choice Hotels' booking system.

Why By Westgate

Eight advantages, each supported by evidence.

Our case rests on evidence, not adjectives.

  • Resorts of up to 2,956 rooms.

Westgate Las Vegas operates 2,956 rooms and about 225,000 sq ft of event space. Westgate Town Center in Kissimmee operates 14 pools and its own water park.

  • From the Bahamas to Hawaii, Mexico and Canada.

Bimini Bay in the Bahamas, 14 properties across four Hawaiian islands, Mazatlán and Puerto Vallarta in Mexico, and Whistler, Vancouver and Victoria in Canada, alongside properties across the United States.

  • Nearly 60 resorts across distinct markets.

Family resorts near Walt Disney World, ski-in, ski-out in Park City, lake resorts in Branson and Tahoe, and coastal properties from Cape Cod to Oregon.

  • Privately held.

With no public shareholders, our decisions follow the long-term interests of the asset rather than quarterly earnings.

  • Nimble and accountable.

Owners work directly with decision-makers. After assuming management of VI Resorts in 2025, we committed more than $4 million to marketing, brand and technology, and opened a Bellevue office and three new sales galleries by the first anniversary.

  • Portfolio purchasing power.

Your property purchases through programs negotiated for our full portfolio, with leverage that is difficult to achieve independently.

  • An established guest and owner database.

Decades of guest history, a loyalty program and a base of vacation owners who travel annually. VI Resorts alone adds more than 41,000 owners.

  • Established systems and distribution.

Central reservations, revenue management systems, direct booking with vacation packages, and group sales. Your property joins a platform already in operation.
